Mortgage Broker in London
London is the UK’s most complex and varied property market. Average prices across the capital range from under £300,000 in parts of outer east London to many millions in prime central areas, and lenders, products and underwriting criteria vary accordingly. A broker who specialises in London understands this variation and can match buyers to the most appropriate lenders for their borough, price point and income structure.
Income Multiples and Professional Mortgages
Standard mortgage affordability assessments — typically 4 to 4.5 times gross income — are often insufficient at London prices. Some lenders offer enhanced income multiple mortgages for high earners, reaching 5 to 5.5 times income, and a small number of private banks and specialist lenders will consider bespoke assessment for very high income or high-net-worth individuals. Professional mortgage ranges for doctors, lawyers, accountants and other qualified professionals can also offer higher multiples at competitive rates.
Leasehold and the Ground Rent Reform
The majority of London flats are leasehold. The Leasehold Reform (Ground Rent) Act 2022 banned escalating ground rents for new leases, but a very large proportion of London’s existing leasehold stock was sold on older leases with ground rents that double every ten or twenty-five years. These doubling ground rent leases can make properties impossible to mortgage with mainstream lenders and have significant implications for resale. A broker can identify whether a specific lease creates lending issues before an offer is accepted.
SDLT in London
London’s higher property prices mean Stamp Duty Land Tax is often a substantial cost. For purchases above £925,000, the SDLT rate rises to 10%; above £1.5 million the rate is 12%. For additional properties (buy-to-let, second homes), the standard rates apply plus a 3% surcharge on all bands. There is no Help to Buy equity loan scheme in London.
The International Buyer Market
London attracts buyers from around the world. International buyers without UK tax residency or credit history face additional lender requirements: larger deposits (typically 25–35%), proof of overseas income, and sometimes restrictions on the types of property that will be accepted as security. Some private banks are better positioned to serve this market than high-street lenders.
Getting the Right Mortgage in London
Whether you are a first-time buyer in Walthamstow, a professional buying in Battersea, or an international investor in Mayfair, a whole-of-market broker familiar with the London market can identify lenders appropriate to your property, income structure and borrowing requirements.
