Mortgage Broker in Sussex
Sussex is a county of significant contrasts. West Sussex includes some of the most expensive property in the south-east — villages within easy reach of London in the north of the county, and the affluent coastal towns of Chichester and Arundel. East Sussex ranges from the Brighton and Hove conurbation through the South Downs villages to the regenerating coastal towns of Hastings, Eastbourne and Bexhill. A broker working across Sussex needs to understand this diversity.
The South Downs National Park
The South Downs National Park runs across both East and West Sussex and into Hampshire. Within the National Park, planning restrictions are tight — new development is severely restricted, conversions of agricultural buildings require permission, and any works to existing properties must meet conservation standards. Properties within the National Park carry a premium that reflects both their landscape setting and the development restrictions that limit supply. Lenders may approach National Park properties more cautiously in their valuations, as limited comparable sales data can affect confidence in the assessment.
Coastal Erosion and Flood Risk
Parts of the Sussex coast — particularly between Seaford and Eastbourne and around Camber — are subject to coastal erosion risk. Some properties in these locations are considered at risk over a 25 or 50-year horizon, which affects insurability and in some cases mortgage availability. Flood risk in low-lying coastal areas and river valleys is also a consideration. Buyers of coastal Sussex properties should obtain detailed coastal erosion and flood risk information before exchange of contracts.
Regeneration: Hastings and Eastbourne
Hastings and Eastbourne have been subjects of creative-sector inward migration over the past decade, with artists, writers and professionals attracted by seafront property at prices substantially below Brighton. This regeneration trend has pushed prices in the old town and seafront areas significantly. Eastbourne’s regeneration has been more gradual but the Devonshire Quarter development has brought new investment to the seafront end of town.
Gatwick Proximity
The area around Gatwick Airport in north Sussex — Crawley, Horley, Redhill — draws buyers who work at or near the airport. Crawley’s property market offers lower prices than the surrounding Surrey commuter towns but still benefits from fast rail connections to London and to Brighton.
