Should You Overpay Your Mortgage in 2026?
4th May 2026
With mortgage rates still meaningfully above the historic lows of 2020 and 2021, overpaying your mortgage is a topic many homeowners are thinking about. If your mortgage rate is 4% or above, every pound you overpay is effectively earning you a 4% guaranteed return. For many people, that compares favourably with savings rates available on easy-access accounts after tax.
How Mortgage Overpayments Work
Most mortgage products allow you to overpay by up to 10% of your outstanding loan balance each year without incurring early repayment charges. The precise rules vary by lender, so it is worth checking your mortgage terms before making a significant additional payment.
When you overpay, the additional amount goes directly to reducing your outstanding mortgage balance. This reduces the amount of interest charged in subsequent months and, unless your lender adjusts your monthly payment, shortens the overall term of the mortgage. Some lenders automatically reduce your monthly payment to reflect the lower balance, which is less beneficial as it reduces the term-shortening effect.
How Much Could You Save?
The savings from overpaying depend on the mortgage rate, the amount overpaid and the remaining term. On a £200,000 mortgage at 4.5% with 20 years remaining, overpaying £200 per month could reduce the term by over four years and save approximately £25,000 in interest over the life of the mortgage. Even smaller regular overpayments make a meaningful difference over time.
Overpaying vs Building Savings
The decision to overpay or save depends on the relative rates. If your mortgage rate is higher than the after-tax interest rate available on savings, overpaying gives a better return. However, there are reasons to maintain accessible savings even if the maths slightly favours overpaying. An emergency fund — typically three to six months of essential outgoings — should generally be the priority before deploying surplus cash into the mortgage. Unlike savings, money overpaid into a mortgage is not easily accessible if you need it.
Lump Sum vs Regular Overpayments
Both lump sum and regular overpayments reduce your mortgage balance, but the timing matters. Making a lump sum payment early in the year means that interest is calculated on a lower balance for the remaining months. Regular monthly overpayments have a compounding benefit over time. Either approach is better than not overpaying at all if your financial situation allows it.
