The True Cost of a Mortgage: Beyond the Headline Rate

1st April 2026

When comparing mortgage deals, the interest rate is the most visible number — but it is far from the only cost. Two mortgage deals with identical headline rates can have very different total costs when you factor in fees, charges and the overall structure of the product. Understanding the full picture is essential for making an informed choice.

Arrangement Fees

Most mortgages come with an arrangement or product fee. These can range from zero to several thousand pounds, and the range is significant enough to completely change which deal is cheapest overall. A mortgage with a 4% rate and a £999 fee may be more expensive than one with a 4.2% rate and no fee, depending on the loan size and term.

Arrangement fees can usually be added to the mortgage loan rather than paid upfront. However, this means you pay interest on the fee for the entire remaining mortgage term — which can add considerably to its total cost. If you have the cash available, paying the fee upfront is generally more cost-effective.

Valuation Fees

Most lenders require a valuation of the property before lending. Some include a basic valuation in the product, while others charge several hundred pounds. If you want a more detailed survey — such as a homebuyer report or full structural survey — this is an additional cost that sits outside the mortgage itself but is an important protection for any buyer.

Early Repayment Charges

Fixed rate and tracker mortgages typically carry early repayment charges (ERCs) during the deal period. If you want to sell your property, move lender or make a larger-than-permitted overpayment, you may incur a charge. ERCs are typically expressed as a percentage of the outstanding loan — often 2-5% in the first year, reducing over the deal term.

Understanding the ERC structure is particularly important if there is any chance you might need to exit the deal early — for example, if you are planning to move house within the fixed rate period.

Using the Annual Percentage Rate

The Annual Percentage Rate (APR) is designed to give a single figure that represents the overall cost of a mortgage, including fees and charges, expressed as a percentage of the loan. It allows comparison between products on a like-for-like basis. However, APR calculations assume you keep the mortgage for its full term, which means they can understate the relative cost of deals with high upfront fees but low ongoing rates.

Getting a Total Cost Comparison

A mortgage broker will typically show you a total cost comparison across different deals, taking into account the rate, fees, term and any charges. This gives you a clearer picture than the headline rate alone. To get a personalised comparison of your options, please submit an online enquiry or call us on 0800 310 1340.
