100% Mortgages in 2025 and 2026

True 100% mortgages — where you borrow the full purchase price with no deposit — largely disappeared from the UK market after the 2008 financial crisis. However, they have not vanished entirely. A small number of specialist products exist in 2025 and 2026 that allow certain buyers to purchase a property without putting down a cash deposit of their own. The criteria are strict and the rates are higher than standard products, but for the right applicant they represent a genuine route onto the property ladder.

The Skipton Track Record Mortgage

The most significant 100% mortgage currently available in the UK is the Skipton Building Society Track Record mortgage, launched in 2023 and still available in 2025. It is designed specifically for renters who can demonstrate a reliable payment history but have been unable to save a deposit because their rental costs have been too high.

To qualify for the Skipton Track Record mortgage you must:

  • Be a first-time buyer
  • Have at least 12 consecutive months of rental payments with no missed payments
  • Have no missed debt payments in the last six months
  • Be purchasing a property worth no more than £600,000
  • Borrow no more than the equivalent of your average monthly rental payment over the past six months

The last point is important. The monthly mortgage payment on the Track Record product cannot exceed the average rent you have been paying — so the product is self-limiting in terms of maximum loan size. For many renters in higher-cost areas this means the amount available may not be sufficient to purchase locally, but for buyers in lower-cost regions it can work well.

The Track Record mortgage is a fixed-rate product. The rate is typically higher than equivalent 95% LTV products, reflecting the additional risk to the lender of lending at 100% loan-to-value. There are no early repayment charges on some variants, which gives borrowers the option to switch deals as their equity grows.

Family-Assisted 100% Mortgages

Several lenders offer products that allow a family member to help a buyer purchase with no deposit, without the family member becoming a co-owner of the property.

Family deposit mortgages — sometimes called springboard mortgages — work by having a parent or close relative deposit a sum (typically 10% of the purchase price) into a linked savings account held with the lender. The buyer then borrows 100% of the purchase price. After a set period, usually three to five years, the savings are returned to the family member with interest, provided all mortgage payments have been made. Barclays offers one of the most well-known versions of this product.

Guarantor mortgages allow a family member to guarantee the mortgage, meaning they agree to cover the payments if the borrower cannot. Unlike a family deposit mortgage, the guarantor does not need to lock away savings, but they do take on significant financial liability. If the borrower defaults, the lender can pursue the guarantor for the outstanding debt. Guarantor mortgages are offered by a smaller number of specialist lenders.

Are 100% Mortgages a Good Idea?

Borrowing at 100% loan-to-value carries real risks that are worth understanding clearly before proceeding.

When you borrow 100% of a property’s value, you have no equity buffer. If house prices fall even slightly, you can find yourself in negative equity — owning a property worth less than the outstanding mortgage. This makes it very difficult to remortgage, move, or sell without covering a shortfall from your own savings.

The rates available at 100% LTV are also notably higher than at 95% LTV. Even a 5% deposit can make a meaningful difference to the interest rate you are offered. If it is possible to save a small deposit — or to use a Lifetime ISA to build one with a government bonus — a 95% mortgage will almost always be more cost-effective over time.

That said, for renters who are paying high monthly rents and making no progress on saving a deposit, the Skipton Track Record mortgage or a family-assisted product may offer a genuine solution that would otherwise be unavailable to them.

Alternatives to a 100% Mortgage

If you are looking at 100% mortgages because saving a deposit feels out of reach, it is worth considering the following alternatives:

  • Lifetime ISA: The government adds a 25% bonus to savings up to £4,000 per year. Open one as early as possible — the account must be open for at least 12 months before the funds can be used to buy.
  • Shared ownership: Buy a share of a property and pay rent on the rest. The deposit is calculated on your share only, making the upfront cost considerably lower.
  • 95% mortgages: Several mainstream lenders offer mortgages with just a 5% deposit, including products backed by the government’s Mortgage Guarantee Scheme.

100% mortgage products are complex, and eligibility criteria differ significantly between lenders. A whole-of-market mortgage broker can assess your specific circumstances, identify whether you qualify for any no-deposit products and compare these against alternatives that might suit you better.
