Mortgages for Solicitors
Solicitors face different mortgage challenges depending on where they are in their career. A trainee solicitor on a training contract looks very different to a lender than a newly qualified associate at a city firm, who in turn looks different to a partner drawing profit share from an LLP. Understanding which lender is right for each career stage is what a specialist broker does.
Trainee Solicitors
Training contracts typically last two years and pay salaries ranging from around £20,000–£30,000 at regional and high street firms to £50,000–£60,000 at large national firms and higher still at international firms in London. During the training contract, the solicitor is employed and their income is straightforward PAYE — the challenge is the fixed term nature of the contract and the relatively modest salary.
Some lenders will lend to trainees on their current salary; others will take into account that a training contract typically converts to NQ employment and will consider the qualifying salary once confirmation of conversion is in place. An SRA-regulated training contract provides lenders with a level of comfort about the stability of employment.
Newly Qualified Solicitors
Qualification as a solicitor via the LPC or SQE route (both are now accepted under SRA regulation) represents a significant income step change at many firms. Newly qualified (NQ) salaries at Magic Circle and Silver Circle firms in London start at £100,000 or more. Regional and national firm NQ salaries typically range from £40,000 to £70,000.
Some lenders offer professional mortgage products with enhanced income multiples (up to 5–5.5 times salary) for newly qualified solicitors, recognising the career trajectory. A broker can identify which lenders apply these multiples and what evidence of NQ status they require.
Solicitor Partners and LLP Income
When a solicitor is made partner at an LLP, they move from employed income to partnership drawings. This is assessed in the same way as other self-employed income: the lender wants to see SA302 forms for the last two years, the LLP accounts, and often an accountant’s reference confirming the partner’s profit share percentage and the stability of the firm.
The distinction between equity partner (holding a share of the LLP) and salaried partner (employed with partner title but not holding equity) matters. A salaried partner may be assessed as employed; an equity partner will be assessed as self-employed. Not all lenders understand this distinction — a broker familiar with law firm structures can explain it correctly.
Legal Aid Practitioners
Solicitors practising in legal aid work — criminal defence, family, immigration — often have lower and more variable income than their commercial counterparts. Legal Aid Agency (LAA) billing cycles and the timing of legal aid payments can create apparent income gaps or peaks in a set of accounts. Lenders who are not familiar with how legal aid income works may misread the accounts. A broker who understands legal aid billing can present the income in context.
Frequently Asked Questions
How are newly qualified solicitor salaries at City firms assessed?
NQ solicitor salaries at top-tier London firms can exceed £100,000. This PAYE income is straightforward to assess. Some specialist lenders offer enhanced income multiples for SRA-qualified solicitors. Where a large bonus is expected but not yet received, most lenders can only count income already paid and documented on payslips.
Can a salaried partner get a mortgage on their full compensation?
Yes. Salaried partners receive a fixed salary assessed as employed income. Equity partners draw profit share from the partnership LLP and are assessed via SA302 returns and partnership accounts. The distinction matters for mortgage purposes: salaried partner income is PAYE; equity partner income is self-employed.
How does legal aid work affect mortgage affordability?
Legal aid rates are lower than private practice and income can fluctuate with case completion. Lenders assess legal aid solicitors on the same PAYE or self-employed basis as any other solicitor. A broker can identify lenders who use longer income averaging periods, which helps where one year was lower than usual.
Getting the Right Mortgage as a Solicitor
If you are called to the Bar rather than admitted as a solicitor, see our separate guide to barrister mortgages — the income structure is substantially different. For solicitors who also own investment property, our buy-to-let mortgage page covers how rental income interacts with a professional mortgage application.
